Building Rules
Every building bin requires advance coordination with management
Loading dock access, service elevator reservation, and insurance documentation are standard requirements at most residential buildings. These are not obstacles, they are simply part of the process and take a few days to arrange.
That is why we ask for more lead time than a driveway placement. Two or three days allows us to coordinate directly with building staff on the dock window, so you do not have to be the go-between.
Bulk day events follow a different pattern: the building schedules a weekend for residents to clear units, and a bin sits in the visitor bay with a mid-weekend swap if needed. This model mirrors property management pricing, and junk removal can assist with items residents cannot carry themselves.
How It Runs
Four steps to a bin at the building dock

Name the building
We work to its dock hours, elevator rules and insurance requirements.

Reserve the window
With management directly if you prefer. Two to three days is usually enough.

Placed and serviced
At the dock or the visitor bay, cleared before the window closes.

Swapped or collected
Mid-weekend on a bulk day, or once the unit is empty.
Move-Out Waste
Unit contents that go in, and the items we cannot take
Furniture, appliances, carpet, cabinetry, boxes and storage locker contents all fit without issue. Kitchen fixtures and flooring from unit renovations are accepted as well.
Paint cans, electronics, refrigerators and air conditioners with active refrigerant are not permitted. On a bulk day, advance notice to residents prevents most violations, a single television left behind becomes a separate charge on the building invoice.
A posted notice on the bin or in the building newsletter solves nearly all of this. Our prohibited items list is written for resident readability, and what we take provides the complete picture.
