An industrial bin is a standing arrangement, not a booking
A warehouse being cleared or a plant being stripped runs for weeks, not days. Booking each bin separately wastes everyone's time, so industrial work goes on a standing schedule with a bin on site permanently and swaps at a set rhythm.
The default size is a 40 yard, because the material is bulky: racking, packaging, pallets, ducting, conveyor, panels and fittings. Where the material is dense, machine bases, concrete plinths, steel, a smaller bin goes alongside it at the fill or scrap rate.
Access is the practical constraint. A 40 yard needs about 25 feet of clear length for the rear door to swing, plus room for the truck to line up straight. Property management covers multi-site billing, and weight limits the tonnage.

Plant Waste
The industrial waste streams a roll-off cannot take
A plant strip-out turns up things a construction bin never sees: drums, tanks, hydraulic and cutting oil, coolant, solvent, batteries, and sometimes chemical residue in vessels that look empty.
None of those go in a roll-off. They are regulated waste streams needing a licensed hauler and manifested disposal, and they have to be identified and removed before the general clear-out begins rather than found in a bin afterwards.
The same applies to any refrigeration or air handling plant still holding refrigerant, and to transformers or ballasts old enough to raise a PCB question.
